3006 48th Street was my “gateway project” into pursuing higher-end renovation projects as the model for my business. Many times investors (me included) purchase properties and do only some of the deferred maintenance/upgrades on a home. Then they sell it for a profit. It does not always make financial sense in many cases to fully renovate a home.

For example, replacing a roof that is mid-life will rarely make financial sense. Consequently, I’d rather find homes that need the new roof and as many other items to be replaced/restored as possible. It is hard to incorporate a comprehensive design into a home where you aren’t completely touching every aspect of the home.

There is a market for nice upgrades and designs in Des Moines. I have found that I am most passionate about these projects when my aim is trying to get as much quality, function, and upgrades into each home. It is the challenge that I love to chase each project.

This particular location was a ton of fun for me. I grew up on 47th Street just one block south of this home. My aunt and uncle and their three kids lived just north of 3006 on Euclid Ave. I walked past this home my entire life and so to help restore my old stomping grounds is near and dear to my heart.

Scope Of Work

Opened up the kitchen and dining room — Remodeled bath (kept the original tile floors and cast iron tub) —refinished the hardwoods — replaced roof — new windows — restored the porch — built a new garage —added tons of new concrete — did a full electrical update — cleaned up the lot a ton to include demoing an old shed that needed to be torn down.

There is an excellent market for high end renovations in the Des Moines market.
