A past client referred me to the sellers of this home. The grandchildren were assigned the task of getting it sold and I made an offer the day after we met them.

The bungalow is a classic American style and I love working on this era and style of the house. I understand the construction practices of this era well and feel I have a good grasp on how to address issues properly.

The floor plan of the bungalow is generally longer than it is wide. This allows you to open up the wall between the kitchen and the living/dining almost every time. The desire for things like a peninsula/island, accent lighting, or an open concept can come to light almost instantly with a header (or two) in these homes.

They also have great architecture. Front-of-house elevations have great curb appeal and most of the time the interiors have bigger trim packages, cool builtins, and hardwoods that we can restore as opposed to replace.

The Sale

During construction, a new client (Hannah) walked into my door and asked the question that so many first-time home buyers ask, “Can you find me a character-filled home in Beaverdale that has been updated both structurally and ascetically?” Followed by an, “Oh, also that home needs to be in my price range.” The answer usually is not a positive one. However, on this day I did not have that negative response! We hopped in the car and toured the home that same day.

At the time the house only had the subfloor to stand on and it took some vision, and trust, on behalf of Hannah’s part to let us purchase the home at this stage of construction. She told us a few must-haves and a few wish list items she wanted.

The next day I presented them with a price and a proposal and they accepted! Even cooler than that, they requested that we do a grand reveal. That meant Hannah did not see the home until we had it fully completed! I still keep in touch with Hannah and she is loving her rad pad!

Hannah let us complete the project so we could surprise her with a grand reveal in the end.
