Improvement is contagious
When I purchased this home it was on the city’s nuisance list. Simply put, this home either needed to be rehabbed immediately or risk fines or even being demoed by the city. We got to work right away and really made a dramatic improvement on this home. It was a nice improvement to the Highland Park neighborhood housing stock.
The curbside transformation was such an improvement that the neighbors started fixing up their homes during our rehab. If you are a home upkeep/improvement junkie you likely know what I am talking about - improvement is contagious. It is contagious for you as the homeowner and it is often times contagious for the homeowners around you as well!

Outside
The front porch was opened up to its original character. New cedar beams, original flooring, beadboard ceiling, and soffit lighting make this a reinvented space again. All new siding, insulation, roof, windows, and driveway. We tried making this match the character of how this home would have looked some 70-100 years ago when the neighborhood was formed.
Interior
New flooring throughout - restored built-ins - open rail-stair, paint - added dropzone - new kitchen -added a half on the main- made a master bath upstairs, added stackable laundry on the main floor - new paint - all new kitchen - Skim coated entire home - much new drywall
Structural
New electrical service - all new plumbing - new water lines - concrete in the basement floor and replaced a half wall - added a new sump pump - added new water heater - New high-eff furnace - lots of insulation where walls & ceiling was opened up
All work was permitted and the improved value came with a 10-year tax abatement.
