The Backstory:
For the last few decades, this two-story Arts and Crafts home was converted and used as a 3-plex investment property. I was approached by the seller to list it for sale. Instead, I made him an offer to buy it!
During the offer period, I approached Invest DSM about providing gap funding to help with the project. Invest DSM is an organization in Des Moines that provides funding for investors, homeowners, and business owners. This home is in the Waveland Park Neighborhood which is one of their targeted neighborhoods.
Invest DSM’s mission is to help reinvigorate older neighborhoods in Des Moines. The investor programs are possible if a home meets certain criteria and you (as the investor/developer) can provide higher quality construction practices/products.
This program is perfect for a business like mine because I love to renovate! This project took almost a year AND took place during the pandemic. To say this project was a roller coaster ride would be an understatement. All that said, we listed and sold within a week.
